When it comes to building campuses, state-of-the-art infrastructure and green technologies go hand in hand for us. The idea is to offer a world-class work environment that also instils a spirit of sustainable living in our employees.

Our Pune campus, built in 2004-05, stands true to this vision. Standing on 461,264 sq.m., the campus boasts of the best facilities designed to save and manage energy and buildings that will remain high performers years from now. The Platinum certification for “Existing Buildings: Operations and Maintenance” (EBOM), given to our Pune campus recently by LEED (Leadership in Energy and Environmental Design), is a recognition of our efforts over the years. Our Pune campus became the largest corporate campus in the world to receive the highest level of certification for its environmental practices.

What did we do right?

The campus has an integrated waste management, erosion control, and landscape management plan in place to preserve the ecological integrity of the area, besides enhancing natural diversity and protecting wildlife. We use safe chemicals, materials, and products for maintenance of the campus and follow the best practices in procurement of all durable, consumable goods, and food. We also encourage our employees to focus on energy efficiency in their individual capacities.

Here are a few highlights of our campus:

• Optimized the control logic for radiant buildings based on learnings from operations data
• 发现和解决问题ith indoor air quality in various buildings, based on real-time data
• Identified and corrected chiller plant efficiencies by comparing actual performance with design performance in real time
• Maintained cooling tower performance using real-time data of the weather and the building systems

Saving schemes

Electricity:The campus has extensive energy metering, with around 2,000 energy meters installed to capture energy consumption of even the smallest application for better monitoring. More than 90% of the energy meters are integrated with our state-of-the-art Building Management System (BMS) for real-time monitoring. We have achieved 8-10% energy savings in each building with conservation measures such as timer and daylight sensors for lighting and by covering 100% of the roof area with solar reflective paint to avoid urban heat island effect. Solar photovoltaic systems have also been installed.

水:Along with ensuring minimum wastage of rainwater, there is an extensive water metering to monitor water consumption and detect losses. In fiscal 2016, the campus achieved 24% reduction in per capita water consumption compared to fiscal 2015.

Waste:处理污水is used for irrigation and flushing. The biogas plant on campus processes the food waste generated.

Wind:The campus procures offsite wind energy.

Some of our unique steps that earned appreciation from LEED:

• A separate Building Operation Plan for each building specific to the type and use of the building
• Energy Analysis of the various uses to verify the optimum usage of different segments of building consumption
• Cost-Benefit Analysis of each proposal (low cost/no cost and capital cost)
• Complete Training Programme for Operations and Maintenance team, vendors, contractors and in-house maintenance team
• Indoor Air Quality (IAQ) Management Program and IAQ Audit at regular intervals to meet the IAQ parameters for occupants’ comfort
